Transforming a large office building with Sustainable Solutions

Introduction


This project demonstrates the successful alliance between Vital Direct Ltd. and the Managing Agents, who did a fantastic job transforming a large and dated multi-let office building into a sustainable, all-electric building.

The Challenges


  • Low energy efficiency (EPC Grade G175)
  • Reliance on dated gas heating impacting running costs.
  • Desire to update and provide a modern office building for rental to multiple tenants

Vital's Solutions:


  • EPC Assessment: A comprehensive site survey was conducted to prepare a new EPC (G175) reflecting the building’s current state.
  • EPC Plus Report: A bespoke EPC Plus report identified solutions to improve energy efficiency.
  • Electric VRF system: Replacing the gas boiler with a modern, high-efficiency VRF system, adding LED lighting throughout, and adding cavity wall insulation were recommended to achieve EPC Grade B (B34), ensuring compliance with MEES (Minimum Energy Efficiency Standards) for years to come.
  • Additional Measures: A PV array was recommended to generate their own electricity and achieve an A (A24) graded EPC.

The Results:


  • Improved EPC Rating: The extensive package of works has resulted in an A graded EPC (A24).
  • Reduced Running Costs: Transitioning to a fully electric building with their own electricity being generated will significantly lower operational costs.
  • Sustainable Future: These upgrades will ensure long-term sustainability and contribute to a net-zero carbon footprint.
