Rejuvenating a dual-purpose building in London

Introduction


This project demonstrates the collaboration between Vital and a full M&E Contractor to ensure this pre-60’s building on Charles II Street in London was ready for the proposed 2030 MEES regulations and sustainable long into the future. The building consisted of 6 storeys, a retail space at ground floor level and 4 upper floors of office space plus a basement office.

The Challenges


  • Very low energy efficiency with a G (G159) graded EPC for the offices and C(C71) for the retail space
  • Reliance on a dated gas HVAC system impacting heavily on the running costs
  • Desire to achieve an updated building with the best possible EPC grades with sustainability in mind

Vital's Solutions:


  • EPC Assessment: An extensive site survey was conducted to establish the current state of the building and produce baseline drafts for analysis.
  • EPC Plus and Draft predicted EPC: A bespoke EPC Plus report for the offices was generated showing upgrade solutions to HVAC, lighting and insulation and a Draft Predicted EPC was created for the retail space based on the client proposed fit out, to ensure a B grade could be achieved.
  • Comprehensive Package of Works: The client carried out an extensive upgrade regime which included a highly efficient HVAC system, LED lighting and additional insulation to roof and walls, The retail space was also given its own split system A/C and new lighting.

The Results:


  • Improved EPC Rating: An A (A24) graded EPC for the offices and a B (B34) grade for the retail space have now been lodged on the government database
  • Reduced Running Costs:  The building is now “all electric”, delivering greatly reduced running costs.
  • Sustainable Future: These upgrades will ensure the long-term sustainability and contribute to a net-zero carbon footprint.
