Updating a small industrial warehouse with Sustainable Solutions

Introduction


This project demonstrates the successful collaboration between Vital Direct Ltd and a Managing Agent in Manchester to upgrade this 2,000 sq ft industrial warehouse ready for the proposed MEES 2030 compliance, resulting in a sustainable, all-electric building. The client wanted to refurbish this unit for a new incoming tenant and future proof their investment.

The Challenges


  • Low energy efficiency (EPC Grade E114)
  • Reliance on dated gas burning warehouse heaters, old tungsten lighting, and basic electric panel heaters in the office is causing high running costs.
  • Desire to update the unit and achieve net-zero carbon emissions

Vital's Solutions:


  • EPC Assessment: A comprehensive site survey was conducted to prepare a new EPC (E114) reflecting the building’s current state.
  • EPC Plus Report: A bespoke EPC Plus report identified solutions to improve the building’s energy efficiency and achieve net-zero carbon emissions in operation.
  • Programme of works: A package of works was completed, which included removing the old gas burning space heater from the warehouse, upgrading basic electric panel heaters in the office to efficient electric air-con split heat pumps, installing LED lighting, and replacing windows.
  • Decarbonisation Measures: By removing the gas supply from the building, the result was a fully decarbonised, all-electric unit.

The Results:


  • Improved EPC Rating: The EPC rating is now a good B grade (B37)
  • Reduced Running Costs: The result is now a fully decarbonised, all-electric building, delivering reduced running costs, improved thermal comfort and productivity.
  • Sustainable Future: These upgrades will ensure long-term sustainability and contribute to a net-zero carbon footprint.
