Breathing new life into an old High Street bank

Introduction


This case study demonstrates the commitment and foresight of a South East based Property owner dedicated to ensuring all the properties within their portfolio are updated with sustainability at the top of their priority list.

The building was a High Street bank in Rustington for many years and has now been transformed in 3 ground floor retail units with a large office space on the first floor. All 4 spaces are now leased separately to 4 local businesses, are ready for the proposed 2030 MEES regulations.

The Challenges


  • Low energy efficiency and a D graded EPC (D84) (whole building)
  • Reliance on gas for heating and old tungsten lighting impacting on the running costs
  • Desire to achieve an A grade EPC and future proof another of their portfolio buildings sustainably

Vital's Solutions:


  • EPC Assessment: A site survey was conducted to establish the current state of the building and use as a baseline draft for analysis.
  • Draft predicted EPC’s: Bespoke Draft Predicted EPC reports were generated using the clients proposed scope of works to predict what the new grades would be. All 4 units predicted to achieve an A grade EPC
  • New HVAC, Lighting and insulation: The client proposed to remove the gas supply to the building, add insulation to the cavities, add new thermal efficient glazing and LED lighting throughout. Once works was complete, Vital carried out new site surveys to the 4 units and prepared new drafts for lodgement to the government database.

The Results:


  • Improved EPC Rating: All the buildings now have a great A grade EPC lodged on the government database (A16-A25)
  • Reduced Running Costs:  All buildings are now “all electric”, delivering reduced running costs.
  • Sustainable Future: These upgrades will ensure the long-term sustainability and contribute to a net-zero carbon footprint.
